Delivering 62 affordable homes on a constrained site through proactive planning and risk management
Sinden delivered a Design & Build contract to deliver 62 high-quality affordable homes across two residential blocks arranged around a landscaped courtyard.

The scheme included high-standard internal finishes with contemporary kitchens and bathrooms, energy-efficient MEP systems and coordinated installation sequencing to achieve quality and durability across all units.

The site presented inherent constraints: it was fully bound on all sides, located in Flood Zone 2 and featured mature trees that had to be retained and protected throughout construction.

The project faced a series of unexpected and external pressures that risked the programme and budget. Early in groundworks, asbestos-containing materials (ACMs) were discovered, triggering strict compliance requirements for safe removal. While this issue was resolved, the programme faced further setbacks from prolonged wet weather during envelope works and a supply chain delay involving the specified Crowborough brick. These combined risks threatened to disrupt sequential activities and delay completion.

Our Approach

The team acted quickly to manage unforeseen risks without losing programme momentum. When asbestos‑containing materials were discovered during groundworks, affected areas were immediately isolated, and a licensed removal contractor engaged to ensure full regulatory compliance and site safety. To avoid downtime, resources were diverted to superstructure and foundation works, allowing progress on unaffected areas while ground remediation continued.

Further pressures from persistent wet weather and a delay in the Crowborough brick supply required the same level of agility. We introduced temporary weatherproofing measures so internal works such as first‑fix M&E and drylining could proceed before the building became fully watertight. At the same time, we secured pre‑approval for an alternative brick, providing certainty if the supply issue persisted. Live programme monitoring supported dynamic allocation of trades to priority tasks, ensuring that internal activities advanced even when external progress was restricted. This adaptable, forward‑planning approach kept the project on track despite multiple external challenges.

The development provides 62 fully finished affordable homes, incorporating well-designed communal spaces, landscaped areas and long-term sustainable solutions for the Peabody community.
