Early engagement with Surrey County Council, Network Rail and other stakeholders helped establish a coordinated delivery strategy and maintain programme certainty throughout the works.
A detailed traffic management plan was implemented, incorporating temporary highway arrangements, utility diversions and carefully controlled delivery schedules to minimise disruption to the surrounding area.
To respond to the constraints of the site, the superstructure was constructed using light-gauge steel framing and permanent steel formwork systems, reducing site handling requirements and improving construction efficiency. Regular collaboration with the design team ensured technical coordination and quality were maintained throughout.
Sustainability measures included a Blue Roof Sustainable Drainage System (SuDS), green roof areas and solar photovoltaic installations to improve the environmental performance of the development.

The project successfully transformed a challenging brownfield site into a high-quality mixed-use development, delivering much-needed affordable housing and new retail provision for the local community.
Through careful planning, stakeholder engagement and innovative construction techniques, the scheme was delivered safely within a constrained urban environment while minimising disruption to local residents and infrastructure.
The strong working relationship developed throughout the project was reflected in a 94% customer satisfaction score, with the client subsequently approaching Sinden to negotiate a further scheme.
