Fenwick Place
Fenwick Place forms the second phase of the regeneration of the Fenwick Estate in Lambeth, a well-established council estate originally built in the 1960s.
The scheme was delivered within a constrained urban site, as works progressed, several challenges emerged, including ground contamination, Victorian wells on site and the need to safely manage the interface with a neighbouring unstable building.
The project also required close coordination with utility providers and stakeholders to manage infrastructure constraints and maintain progress.
We worked closely with the client and stakeholder team to manage emerging challenges and maintain progress on site.
As site conditions became clearer, designs were adapted to respond, including redesigning foundations around existing wells and relocating a new HV substation, with amended planning approval secured.
Proactive coordination enabled safe management of neighbouring structures, utilities and party wall matters, supported by careful sequencing and ongoing stakeholder engagement throughout the works.

The result is a well-designed residential development that supports the wider regeneration of the area. These 27 new council homes are modern, energy-efficient and prioritised for local residents most in need.
The scheme benefits from roof-mounted PV panels and air source heat pumps, providing sustainable heating and hot water to all homes, alongside a full sprinkler system to enhance safety for future residents.
