Refurbishment and capacity expansion within a constrained urban healthcare facility
Sinden was appointed to deliver a full internal refurbishment of South Lambeth Road Practice, located within the Sturgeon Estate. Owned by Lambeth Council, the facility sits in a densely populated residential setting with occupied homes adjacent and directly above, requiring a carefully managed approach to both construction and stakeholder engagement.

The scheme was designed to increase clinical capacity and improve patient experience by adding consultation rooms, expanding administrative areas and upgrading internal finishes, fixtures and services.

Key constraints included the urban location, proximity to sensitive neighbours and restricted use of external areas to protect residential amenity.

In addition, significant construction risks were identified, including incomplete information on existing service routes, uncertain roof load capacity and exposure to unauthorised access outside working hours. These risks demanded robust planning and vigilant control measures to maintain compliance, safety and progress certainty.

Our Approach

We implemented an occupier-sensitive delivery strategy underpinned by clear communication, proactive risk management and disciplined programme control. Regular progress meetings and real-time reporting systems kept the client and project team informed, while local neighbours were engaged throughout to explain upcoming works and disruption-mitigation measures.

Our construction management plan addressed security risks and storage protocols, backed by additional measures outside working hours where required. Prior to strip-out, existing services were carefully verified, isolated and coordinated, reducing unforeseen hazards. Roof access planning involved structural assessments and additional safety controls before works commenced.

Value workshops with the design team identified opportunities to optimise scope and enhance delivery efficiency, ensuring the scheme remained firmly on budget while achieving the required functionality and NHS compliance standards.

Outcome

The refurbishment delivered new consultation rooms and extended administrative space within a modernised healthcare setting, improving the practice’s ability to serve the community. Works were completed on time and within budget, with zero health and safety incidents and minimal disruption to surrounding residents.

Through rigorous planning, open communication and stakeholder engagement, the project achieved all client objectives and reinforced Sinden’s ability to deliver complex healthcare projects in sensitive, live urban environments to NHS standards.
