Earlier phases included a new education centre, providing learning opportunities for thousands of local children, and the Pears Pavilion, a purpose-built facility offering creative therapy spaces and adoption support.



Building on the knowledge and relationships developed through previous phases, Sinden maintained a consistent project team and supply chain, creating continuity and supporting efficient delivery across the campus.
Working within the Bloomsbury Conservation Area required a sensitive approach to both design and construction. Mature trees protected by Tree Preservation Orders were carefully preserved, with the building design developed to minimise impact on established tree canopies and root systems.
Careful traffic management and stakeholder coordination ensured campus users were given priority access throughout the works. The project team also achieved a phased handover of the building, allowing the lower floors to be occupied ahead of completion to accommodate the official opening of the Queen Elizabeth II Centre.

The completed Queen Elizabeth II Centre provides a flexible and modern facility supporting Coram's administration, training, outreach and research programmes. The 1,509m² building incorporates a raked lecture theatre, conference and learning facilities, library and advice centre, creating opportunities for education, collaboration and youth development.
Over five successful phases, Sinden has helped shape the continued evolution of Coram's historic campus while supporting one of the UK's longest-established children's charities. The strength of the relationship is reflected in the award of successive phases and the lasting partnership developed over many years of successful project delivery.
