Fish Island Village

Creating flexible commercial spaces at the heart of Hackney Wick’s creative quarter
Fish Island Village is a major mixed-use development in Hackney Wick, transforming 2.85 hectares of former industrial land along the Hertford Union Canal into a thriving hub for creativity and commerce.

As part of this regeneration, Sinden was appointed as Principal Contractor to deliver the design and build fit-out of nine ground floor commercial units across multiple residential blocks. The goal was to create flexible spaces for a vibrant community of makers and entrepreneurs, from fashion studios and workshops to cafés, co-working areas and event venues, supporting Peabody’s ambition to establish London’s largest purpose-built hub for creative businesses.

The works took place beneath newly occupied residential blocks, presenting the challenge of working in a live environment without disrupting residents. With nine separate buildings, meticulous coordination was required for logistics, deliveries and safety controls, while maintaining access, cleanliness and compliance across shared external areas.

Our Approach

We placed heavy emphasis on resident engagement and logistics planning. Our liaison team initiated early communication with occupants, outlining timelines and anticipated impacts, and maintained transparency throughout using newsletters, drop-in sessions and a dedicated feedback process.

Operating across multiple buildings, we developed a dynamic logistics plan managed by dedicated Traffic Marshalls to coordinate deliveries and protect estate security. Regular inspections upheld strict health and safety standards.

Outcome
The completed spaces offer adaptable commercial units designed for creative businesses, contributing to Hackney Wick’s cultural and economic growth. Despite working in a live environment, disruption was kept to a minimum through controlled planning and open communication. The project achieved industry recognition with an Excellent rating from the Considerate Constructors Scheme (44/50), underscoring both delivery standards and community-focused performance.
