Delivering essential refurbishment works efficiently across occupied housing stock
Sinden successfully delivered three Planned Preventative Maintenance schemes for the London Borough of Newham at Snowshill Road, Greenhill Grove & Romford Road, and Beaconsfield Road. The programme focused on upgrading and redecorating external façades and internal communal areas, safeguarding asset integrity while improving the living environment for residents.

These works formed part of the Borough’s strategic investment to maintain and extend the life of its housing stock. With all three schemes delivered in occupied buildings, the objective was to enhance quality and sustainability while ensuring safety and minimising disruption throughout.

Carrying out refurbishments within occupied homes required precise planning around access, safety and resident experience. Additional pressure came from tight financial parameters, which demanded value-driven decisions without compromising design intent or specification quality.

Our Approach

We implemented a resident-first strategy, maintaining security and safe circulation at all times through clear segregation, signage and phased programming. Our liaison processes ensured residents were informed, and any concerns were acted on promptly.

Alongside operational control, we worked collaboratively with the Employer’s team to meet strict commercial targets. This approach led to a structured value engineering exercise that realigned scope and specification, resulting in two of the projects completing under the original contract sum while safeguarding quality standards and improving overall delivery efficiency.

  • Waterproofing to walkways
  • Replacement of pebbledash infill panels and composite cladding
  • External and communal redecoration
  • Minor plastering in lobbies
  • Roof repairs, including tile work and chimney repointing
  • Boiler and flue servicing with minor adjustments
