Phoenix Housing Structural Repairs

Improving structural integrity while minimising disruption for residents
Sinden was appointed by Phoenix Community Housing, London’s first resident-led housing association, to deliver a programme of structural repairs across its housing stock in south London.

The works included ground stabilisation, structural crack repairs, brickwork and window repairs, together with associated internal refurbishment and redecoration works, helping to protect and extend the life of residents’ homes.

Working closely with Phoenix Community Housing, our team proposed an alternative resin injection ground stabilisation solution in place of traditional underpinning methods. This innovative approach significantly reduced programme durations, enabling works that would previously have taken several weeks to be completed in just a few days, while substantially reducing disruption to residents living in occupied properties.

The programme presented a number of challenges, including additional structural defects identified during surveys and the impact of Covid-19 restrictions during delivery. Through close collaboration with the client, flexible programming and proactive communication with residents, works were successfully adapted to meet changing requirements while maintaining quality and budget expectations.

The project reinforced a long-standing collaborative relationship with Phoenix Community Housing and demonstrated the value of innovative construction techniques in delivering safer, more resilient homes with minimal impact on residents' day-to-day lives.
