Procured through a competitive tender process, the 18-month scheme was designed to improve the building’s appearance, energy performance, accessibility and fire safety, while enhancing the quality of life for residents.
The works included the installation of new external cladding systems, replacement windows and French doors, new balconies, additional insulation, roof eaves extensions and structural repairs. Significant improvements were also made to communal areas and building infrastructure, including entrance foyers, drainage systems, fire compartmentation works, replacement FD30S fire doors, improved accessibility measures and upgraded communal aerial and satellite systems.
With residents remaining in their homes throughout the project, careful stakeholder engagement was critical to successful delivery. A dedicated Resident Liaison Officer maintained regular communication with tenants and leaseholders, tailoring engagement to individual circumstances and ensuring residents were informed, supported and listened to at every stage of the works.
Beyond the physical transformation of the building, the project delivered lasting social value within the local community. Sinden worked closely with Harrow Council on resident events and community initiatives, provided work experience and apprenticeship opportunities through the Council’s employment programme, and marked project completion through the donation and planting of two cherry trees, creating a lasting legacy for residents to enjoy.
