The Arc Tower

A facade replacement has reduced fire risk and brought safety up to current standards for residents
The Arc Tower is a high‑rise residential building in Ealing. Like many buildings of its type and age, elements of the existing façade no longer met current fire safety requirements.

The project forms part of the Government’s Building Safety Fund programme, bringing defined expectations around compliance, cost control and reporting. The works required a planned and controlled response to ensure the building could be remediated safely and responsibly.

The primary challenge was delivering a full façade replacement to a high‑rise building comprising two conjoining towers of 23 and 18 storeys, while residents remained in occupation. Safety, access and daily life needed to be maintained throughout the programme.

In parallel, the project was subject to close oversight from funders and regulators. Programme certainty, transparent cost management and documented compliance were critical, with little tolerance for late changes or unmanaged risk. These pressures needed to be balanced in a live urban environment, where sequencing and communication were as important as the physical works themselves.

Our Approach

The focus from the outset was on early control. Mobilising ahead of contract finalisation allowed the programme, site set‑up and compliance framework to be aligned with Building Safety Fund requirements from day one.

Resident safety and communication were treated as core parts of the project, not supporting activities. Clear governance, regular engagement with statutory bodies and a dedicated on‑site resident liaison presence created consistency and trust, enabling issues to be addressed early and disruption to be managed carefully.

This emphasis on planning, transparency and collaboration established the conditions needed to carry out complex façade works safely on an occupied building.

Outcome

The façade at The Arc Tower has been replaced in line with current fire safety standards, removing a source of risk for the people who live there.

Residents can now go about their daily lives with confidence that their homes are safe, without the uncertainty that existed before the works began.

For the client, the building is now a compliant, stable asset, a place where people want to live, with clarity over its long‑term performance and value.
